Centerville Abstract, as a service to its clients, will pick up work requests and old documents and deliver finished title-evidencing documents anywhere in Appanoose County during normal business hours Monday through Friday.
REPORT OF OWNERSHIP
A report of ownership, or current owner report, provides a listing of the last grantee, devisee or heir-at-law in the chain of title, the property address and the correct legal description of the property. Like a lien search, the report of ownership is usually completed within 48 hours of the request for the search. Orders for reports of ownership are usually placed by e-mail or fax and the finished report will be returned by the same method.
DAY OF CLOSING SEARCH
This search is completed the morning of the closing with the most up-to-date filings from the recorder’s office, and a 10-year personal search listing all outstanding judgments against the current titleholder.
PERSONAL LIEN SEARCH
A personal lien search is a 10-year search of judgments and liens against the titleholder. It can be requested by e-mail or fax and will be delivered by e-mail or fax as requested. The search is usually completed within 48 hours.
STUB ABSTRACT
Unlike a normal abstract, the stub abstract does not show 40 years of marketable title. Rather, it is a compilation of all documents filed of public record affecting a parcel of real estate from a specifically requested date to the date of certification.
RESEARCH UTILITY AND RAILROAD EASEMENTS
This is a search for easements for utility and railroad companies across a specified piece of property and is usually requested by e-mail or fax. In most cases this search will be completed within 48 hours.
